Apartment Turnovers (our flagship)
When a resident moves out, the clock starts. We walk the unit against your turn checklist, confirm everything works, and handle everything it needs to be rent-ready: paint, flooring, drywall, refinishing, repairs, HVAC, fixtures, and a final clean. One vendor, one invoice, and a unit back on your schedule. Ask us to work from your community’s turn checklist, or use ours as a starting point.
Resurfacing & Refinishing
Restore the surface that is already there instead of paying to tear it out. We refinish bathtubs, showers and tile surrounds, countertops, sinks and vanities, and cabinets, and we repair chips and cracks. A resurface strips the old finish, adds adhesion promoter and primer, and lays a durable finish coat, so it holds up far longer than a quick repaint. When a surface is worth saving, this is the smarter spend.
Replacement
When something is past restoring, we replace it: luxury vinyl plank, carpet, and tile flooring; countertops including quartz; cabinets, doors, and hardware; interior doors, locks, and rekeys; trim, baseboards, and millwork; window coverings and full window replacement; water heaters; faucets; garbage disposals; and light fixtures.
Repairing
We fix the things that fail a walkthrough: drywall holes and dents patched, textured, and blended; fresh caulking at tubs, sinks, and trim; minor plumbing like P-traps, slow drains, and worn faucets; garbage disposal fixes; and cabinet and hardware repair.
Painting
A fresh coat resets a unit faster than almost anything. We paint walls, trim, and ceilings cleanly, with prep that holds up to turnover after turnover. If a customer asks whether to paint or resurface, we walk them through both: painting is faster and cheaper, resurfacing lasts longer. You choose what fits the unit and the budget.
HVAC
We handle heating and cooling from service and repair to full system replacement, so a unit that fails on temperature is not a separate vendor and a separate wait. If the HVAC is part of the turn, it is part of our job.
Cleaning
Clean is the last step that makes everything else look finished. We handle make-ready cleaning, carpet cleaning, and post-construction cleaning, so the unit is spotless and ready to show.
